2 & 3 Storey Walk Up

This new development in Belmont on the North Shore of Auckland was organically home to 12 individual sites, but will now provide warm modern healthy homes to 44 families. This development also hosts a large (75 sqm) community room with bathroom and kitchenette facilities, opening to the private outdoor green area with fruit trees, gardens, and outdoor seating this will encourage families to mix and socialize regardless of the weather. 

With a number of local schools within walking distance, amenities, and public transport at your front door, you can live and play in the local community without worrying about getting in your car. Although each unit has its own allocated parking space too.  

As with some of our other developments, this project is staged in the consent process allowing the early works to have been undertaken on site.


Built in brick and weatherboard façade, this provides interesting architectural details to ensure it sits kindly within the local streetscape.

 

 

 

 

This development will meet the Healthy Homes Act which aims to make a significant change to the quality of homes; covering improvements to heating, insulation, ventilation, and addressing issues with moisture ingress drainage and drought stopping in the rental market.


This project has brought about its own challenges located on the main arterial route between Devonport and Auckland. Traffic management plans have heavily restricted delivery and working times, all works are closely coordinated with the relevant transport authorities. Changes to the Healthy Homes Act during the late stages of the design meant a redesign was required at the last minute which had an impact on commencement dates and timeframe for the project.


Construction of the civil and drainage package is completed along with the construction of the 2 duplexes to the rear of the site. The large apartments are now well underway.
